In one year, between the beginning of 2024 and the beginning of this year, 2080 student rooms were sold in Amsterdam. That is more than twice as much as in Rotterdam, second on the list. 1,025 were sold there, according to research by Kences, the knowledge center for student housing.
They report that sales figures for student rooms are one and a half times higher than last year. As a result, they expect the shortages to increase even further. “The housing shortage in Amsterdam is so great that many students are moving to cities like Utrecht,” Kences says.
Kences bases his findings on figures from the National Student Housing Monitor and research institute ABF Research. “The student housing shortage has never been as acute as it is now,” they say in response to their research.
3000 new student homes
Although the number of private student rooms in the city is decreasing, wants the municipality construction on a large scale. This year, the construction of 1,232 permanent student homes started. The municipality hopes to build an additional 3,000 student homes in the coming years.
However, according to Kences, this will not be enough: “We won’t achieve it with new construction.” That is why they advocate home sharing and permit-free rental of rooms. “In Utrecht, landlords can now offer three rooms without a permit, which has a positive effect”
