Knapped on the housing market is the common thread in the figures in the three-year living research that shows the most important developments in the Dutch housing market. The core publication of the Woon2024 research states, among other things, that the pressure on the housing market is increasing because more people want to move while fewer homes are released by flow. The number of single -person households also increases to 40%due to aging and individualization, which ensures extra demand for homes.

The investigation was done between August 2023 and June 2024. The living is a large, long -term national research among tens of thousands of respondents that are being conducted every three years by the Central Bureau of Statistics (CBS) and the Ministry of Housing and Spatial Planning. For decades it has been an important source of information about the living situation, satisfaction, moving wishes and housing costs of Dutch households.

Especially due to rising energy prices, housing costs increased between 2021 and 2024. The net residential ratio, the ratio between the total housing costs and the net disposable income, rose from 33.3% to 34.3%. The net rental quote, on the other hand, went down slightly, from 25.4% to 24.7%. This means that the income of tenants rose faster on average than their rental price, which means that tenants spent a relatively smaller part of their income on the rent. There are also fewer tenants who pay a rent too high for their income, partly due to rent reductions in 2021 and 2023.

Living climate

Rising energy prices may also play a role in the increase in moisture and mold in the home. More than 20% of households suffer from this, compared to 15% three years earlier. One of the causes could be that residents have started heating and ventilating less due to increased energy prices. The increasingly better insulation of homes, the recordnatte 2023 with a lot of rain and the increased attention to the problem may also play a role in the increase in the reports of moisture and fungus.

On the other hand, the cooling of the home also appears to be an ever -increasing problem, both in good and poorly insulated houses. A quarter of the buyers and almost half of the tenants cannot keep the house at a pleasant temperature on hot days. When asked about reasons to make the owner -occupied home more sustainable, people indicate that they do this mainly for a lower energy bill and more comfort.

Starters

Starters more often bought a home (+13%), possibly partly because starters can buy a home later and therefore bring a higher income and more savings. More than a third of the buyers also receive a donation from parents or in -laws. The flow within the merchant market decreased by 24%. Families with children (14%) and the elderly (10%) in particular moved less. The number of households that moved from rent to sale did increase slightly, by 7%.

Most Dutch people are (very) satisfied with the current home, although satisfaction has decreased slightly in recent years. Sound and traffic are most often mentioned as sources of nuisance. Reasons to move are mainly money and comfort. Under young people living at home, the pressure to move increased.
