Ing concludes that. Last year, more than 500,000 tenants and starters were looking for a owner -occupied home, while only 81,000 owners of owner -occupied homes were prepared to leave their homes for a rental home.
Shortage of social rental housing
But the pressure is also great in the free and social rental sector, so Bases on the Housing research 2024 from the government. An estimated 374,000 households without social rental home were actively looking for a social rental home, while 153,000 social tenants saw it to buy or to live in a middle or free rental home.
The consequences of that shortage on the housing market experience many people personally: long waiting times for social rental homes, rising rents in the free sector and rising prices for owner -occupied homes.
Shortage on the housing market, but sales are lagging behind: too small, too expensive and too long waiting
A better flow in the housing market – which means that people end up in the type of house they want to inpost faster – would reduce such problems. And to promote that traffic flow, it is mainly important that owner -occupied homes are added, says ING.
Competition
“In order to lower the overall shortage and meet the needs of all home seekers, the housing supply in all sectors must be increased,” say researchers from the bank. “Nevertheless, a wider stock of owner -occupied homes is expected to ensure the most traffic flow and thereby also create space in the rental market.”
A larger stock of owner -occupied homes will ensure less competition between buyers, the bank thinks. This in turn increases the chance that tenants (and starters) can buy these homes. When tenants buy these houses, they logically often leave a rental home, and those released rental properties then offer space for starters, among others.
