In 2021, rents rose by 2.4 percent in one year, the year before by 2.2 percent. And now, after one half of the year, with 3.7 percent. “The faster price growth can be explained by two factors,” says Kristophe Thijs of CIB Vlaanderen. “We see slightly more rentals of terraced houses, semi-detached buildings and detached houses. Not spectacular anymore, but enough to raise the average price.” Increased inflation also plays a role. It rose to more than 9 percent this year.

Anyone who concluded a rental contract for an apartment had to pay an average of 759 euros during the first six months of this year, 21 euros more than in 2021. “Based on what we see for the second half of the year, it is possible that the average price will continue to grow. towards 770 euros,” says Thijs.

Antwerp remains the most expensive city center for an apartment, with an average of 984 euros. The cheapest is Roeselare, with an average of 637 euros. In Brussels, on average more than 1,000 euros per month has to be paid for an apartment in almost every municipality.
