The new catering pavilion at Baggelhuizerplas in Assen is less than a year old and the building is already for sale. The Zwolle construction company Evertsen Bouw, which installed the beach pavilion in early 2024, wants to get rid of it. And for the price of 795,000 euros.

The sale will have no consequences for the current tenant, which is Beach Club Zand Erover. The new owner will buy the new building, including the long-term lease agreement with the current catering company, according to selling catering agent Youp Dumont.

According to Dumont, Evertsen’s smooth sales as a builder are ‘not surprising’. According to him, it often happens that a construction company builds something and then sells it to a real estate entrepreneur as an investment object. The Zwolle construction company did the same with a catering pavilion they built in Emmeloord.

A number of interested parties have already registered with Dumont since the catering pavilion in mid-December on Funda stands. According to him, the strength of the building lies in ‘its unique location’ on a recreational lake and in a nature reserve, which attracts many swimmers not only in the summer, but also cyclists and walkers all year round.

Beach Club Zand Erover has a 25-year lease for the building, with a five-year extension. Entrepreneur Angela Verbaarschot, who has been running the beach pavilion since April last year, initially reacted quite surprised after questions from RTV Drenthe about the property being for sale. Later it turns out that ‘the moment’ in particular had taken her by surprise. “I knew sales were coming, but I didn’t know it was happening yet.”

Co-operator Erik de Haan says he is not concerned at all about the future change of ownership. “We knew that Evertsen was going to do this. We also rent the building as a shell, with a multi-year lease contract. All agreements are clearly laid down, so nothing changes for us.”

The new beach pavilion was created after the municipality of Assen decided in 2021 to look for an entrepreneur who saw potential in a permanent catering business at the swimming lake. The previous catering building was temporary and burned down. Assen wanted to give the area around the Baggelhuizerplas more appeal with an attractive catering facility that is open all year round.

Ultimately, according to the municipality, Evertsen came out on top with the most beautiful construction plan. The builder immediately concluded a deal with a catering entrepreneur, with whom they also built a pavilion in Emmeloord. The building in Assen is located on municipal land, and a contract for building rights has been concluded for thirty years. The building is completely modular, which means it can be moved.

Evertsen Bouw was unable to comment on the sale.
