Housing costs will increase considerably next year. Major differences between municipalities

Home owners will spend an average of 938 euros in municipal taxes and levies next year. That is 51 euros more than this year, reports the Eigen Huis Association (VEH). For example, property taxes are rising by more than inflation and house price increases.

The interest group for homeowners investigated housing costs in 110 municipalities, the figures for next year are already known. As every year, VEH notes significant differences between municipalities.

On average, property tax will increase by 5.5 percent next year. Last year it was 5.1 percent. The increase is more than the expected inflation rate of 4.2 percent and also substantially higher than the development of house prices. Economists from major banks expect that house prices for the whole of 2023 will be several percent lower than last year. For example, Rabobank expects a price drop of 2.8 percent.

Renkum

Municipalities determine their property tax rate every year. The Gelderland municipality of Renkum is the leader in the VEH list. The property tax there will increase by more than 23 percent next year. Home owners therefore spend an average of 90 euros more compared to this year.

In nine of the municipalities examined by VEH, the property tax is actually declining. This happens most strongly in Zoetermeer, where residents with a home spend an average of 26 euros less.

waste charges

In addition to the property tax, homeowners also pay a waste and sewerage tax. These will increase next year by an average of 6 percent and 4.5 percent respectively, VEH reports.

Garbage collection will be the most expensive for homeowners in Rijswijk in 2024, namely 533 euros per year. In Nederweert, the waste levy will be the lowest at 151 euros in 2024. In the Limburg municipality, that levy will actually decrease next year, by 45 percent.

Finally, the highest sewerage charges are charged in the municipality of Gouda. Households there lost 530 euros. Home owners in Koggenland in North Holland only lose 102 euros. VEH does note that local circumstances play a major role in the level of the sewerage tax.
