The boom of apartments for rent that become temporary rentals to receive income in dollars is a growing real estate phenomenon. The laws prohibit real estate contracts from being entered into in foreign currency, however they do not regulate temporary rentals. According to several tenant organizations, the law is excessively lax with this type of rental.
The law was promoted by the government of Horacio Rodriguez Larretawhich signed an agreement with the accommodation platform airbnb, which commit the Buenos Aires government to keep secret about the information that is exchanged and the characteristics of the agreements. In addition, it commits the Buenos Aires administration not to open legal actions against the company.
Those who question the agreement consider it unconstitutional and denounce that there is little or no control over the sector. According to what was answered by the Buenos Aires government based on a request for public information, made by the former legislator Facundo Di Filippothere are registered only 357 homes even though in airbnb appear 20 thousand notices. And if the data from the different rental platforms are combined, the number under this temporary modality would be close to 70 thousand.
Law 6625 sanctioned in 2019 in the City, does not set housing quotas by neighborhood and only establishes the obligation to register them. According to tenant organizations, temporary rents suffered a considerable increase in December, to 16,000 pesos per night and 723,000 pesos per month.
Critical voices, like the Center for Strategies and Action for Equality (CEAPI) They denounce that the current situation could aggravate the housing emergency in the City of Buenos Aires. Di Filippo, who is in charge of CEAPI, considered that it is “paradigmatic that in the main cities of the global north, the most liberal, mayors of all political colors try to regulate” the actions of companies such as airbnband that in Buenos Aires the possibility of regulating it cannot even be mentioned because immediately “the debate is annulled” branding whoever promotes it as a “communist”.
“The impact of this type of platform was evident, now ‘politics’ has breakfast with the problem. The impact that this has on small and tourist cities, such as San Martín de los Andes or Ushuaia, is very strong,” Di Filippo warned.
